View Full Version : Help needed ASAP

I am in the process of closing on my first house and a few last minute snags have come up. In his report the appraiser noted that although the house is livable and structurally sound the roof appears abnormal over the porch and a professional roofer should be consulted. He also noted that the thermostat was missing (new one was in my trunk) and he could not verify the HVAC was working and I should consult a HVAC professional.
Here is where the problems lay, I am supposed to close Monday and my lender just brought these to my attention yesterday afternoon. I am in need of an HVAC and roofing professional to verify that the HVAC is functional and that the roof has at least 5 years left on it. At this point I do not care if the roof only has 4, I will replace when needed, I just need someone to say in their opinion it has 5 years left. Does anyone know anyone who can help me out on short notice? I am obviously willing to pay a reasonable fee for writing a quick one paragraph report.

He also dabbles in appraisals. If anyone knows how to get a house through an inspection, it is the esteemed internet journalist.
I dabbled in appraisals...not in Nam of course.

Here is an update, I went down and installed a thermostat on my lunch hour, the HVAC is functioning properly and my realtor is getting the appraiser to amend his appraisal to calm down the mortgage folks.
I have a roofer scheduled to do the inspection Monday morning with closing being at 2:00 pm, I will be cutting it close.

I'm not sure it's wise to have phone numbers for posters in a public forum; I can only imagine how Muskieman's phone volume suddenly went up in a couple of hours.
I wonder if he and RYUKYU ever found a way to keep people from sneaking into his office PC to get onto MM and other Xavier boards.

Hoo....I am by no means an R/E expert, but I do know from owning many properties over a lifetime that you are dealing with the 2 most contentious and costiest issues in home maint....the roof and HVAC systems. You won't be able to get a good enough deal on a house if it has had any roofing probs (i.e leaks). I would ask the inspector what a new roof is going to cost you (almost ALWAYS a low estimate bcuz they will find more damage) and have him vigorously looks for any signs of mold as that would be a deal killer for me.
Just saying.....
